🐶Up to 2 dogs allowed if listed on the reservation ($100 pet fee/dog); exceptions may be made on a case-by-case basis. Dogs must be non-aggressive breeds, house-trained, leashed when outside, and stay off all furniture. No unauthorized pets. 💃No loud noise, events, or parties. A decibel monitoring device is installed on-site to ensure compliance with county noise regulations. 👯MAX Occupancy - 12 guests regardless of age, including visitors. Any unauthorized guests are subject to a $600 nightly fine per person and may result in the immediate termination of your booking without refund. ❗DO NOT unplug/remove the pool vacuum from the pool. Doing so may result in serious damage to the pool equipment; guests will be held responsible for such damage. 🚭NO SMOKING Indoors or outdoors - We are in a high fire-risk zone. Advanced detection devices will detect ANY type of smoking, and a minimum fine of $750 may be charged as a result. 🧯NO OPEN FLAMES indoor or outdoor - The propane firepit & BBQ grill are usable year-round. Charcoal grills are strictly banned in Madera County. 🔥Use of the indoor wood stove/fireplace is strictly prohibited from April through November. During the permitted season, guests are responsible for supplying their own firewood and fire starters. Only dry, seasoned firewood may be burned. Burning any other material is illegal and produces excessive smoke. Any violations may result in a minimum fine of $1000, as well as additional penalties from the county. 🛁Spa - The spa fits up to 5 people at once, it stays on 24/7 and is professionally serviced after each stay. Over-occupying/leaving the cover off/not showering prior/pouring chemicals/turning the power off, or any other actions that result in draining/refilling/reheating the water will incur a cost of $300. 🧰Check Out - Check out is 10AM or anytime before. 🚗Check In - Check in is 4PM or anytime thereafter (Self-check in with smart lock). ❗Unauthorized early arrivals/late check-outs are subject to a penalty of $50 every 30 minutes (and any fraction of) outside the specified times. After two hours, we may charge the full daily rate plus any additional fees for any refund we issue to adjacent reservations for disruptions to their stay. 🔇Quiet Hours - From 10PM to 8AM per the Madera County ordinance. String lights around the house will automatically turn off during quiet hours to help comply with this ordinance. 🚮Trash - Please take out trash at checkout. Please do not leave ANY food/drinks or trash outside, as the smell may attract bears. An additional fee may be charged if excessive trash is found after your stay. 📷No commercial photography or filming without written consent from the host. 👤Due to liability concerns, we're unable to accommodate Airbnb Services or Experiences of any kind at this property. This includes third-party bookings made through the Airbnb Experiences platform. 👧This property is designed with adults in mind, though all ages are welcome. Please note that certain amenities—including the pool, spa, cold plunge, sauna, hammocks, and gym—may not be safe for children. By booking, you acknowledge and accept responsibility for supervising any children in your group. 🏊Pool - The pool is not heated; it's open year-round. It's cleaned before and after each stay, but due to wind and our natural surroundings, leaves and small debris may still get in. A skimmer is provided to clear these during your stay. An automatic pool vacuum is installed to clear debris at the bottom of the pool. Please do not unplug/remove it from the water under any circumstances, as doing so will result in severe damage to the pool equipment. If you find the pool excessively dirty upon arrival, please let us know right away, and we will address it ASAP. 🪥We have a routine pool service every Tuesday between 8 am to 10 am. During this time, our pool technician may enter the backyard through the side fence gate to treat and sanitize the water. He will not access any other part of the house and should stay no more than 30 minutes. If you have any issues with this, please let us know ahead of your check-in and we're happy to reschedule. 🦺For your safety please: 🚫Don't run/jump on/crawl under/climb over any objects such as hammocks, handrails, decking, or walkways. No rough play. 🚫Avoid venturing into locations with steep slopes, dense vegetation, and bushes. 🚫Pets must be leashed, and children must be supervised by an adult at ALL times. 🚫No animals allowed in the pool or gym. ❗The backyard is partially fenced; the pool is not fenced or covered. 🎦There are exterior cameras on record 24/7. The cameras are on the front and south side of the house, facing the front entrance and the main driveway. There are no cameras inside the house or in the backyard/pool area. ❄️Chains - We are at about 2800 feet elevation and could get snow during the winter months. California Highway Patrol and the National Park Service may require chains in wintery/snowy/icy conditions. Please be sure to check the weather before your trip and bring a vehicle and necessary equipment capable of navigating in these conditions. 🧱Property Boundaries - please do not trespass on neighboring properties. Most of the property line is marked by stakes on the ground. ⛰️Due to our natural surroundings, you may occasionally encounter wildlife & insects on the property. While we implement professional pest control, these critters are part of mountain living and may sometimes find their way in, that's why it's especially important to keep exterior doors closed. If you notice any critters during your stay, please reach out to us & we'll address them promptly. 📭We do not have a mailbox at the house, so please kindly refrain from sending anything to the property. We are not responsible for lost or misdelivered packages.
